What hail does to a roof here

The storms that matter roll in from the southwest between late March and June, and most drop stones under an inch — enough to dent gutters and mailboxes but not always enough to end a roof. The ones that total roofs are inch-and-a-half and up. What that hail does to an asphalt shingle:

  • Bruises — a soft spot where the stone crushed the fiberglass mat and knocked the granules loose. Feels like a bruise on an apple. Invisible from the ground.
  • Granule loss in a splatter pattern, exposing the black asphalt to UV. The shingle now ages in months, not years.
  • Cracked or shattered mat on older, brittle shingles, especially the builder-grade three-tabs on 1990s houses.
  • Dents in vents, flashing, gutters, and the soft metal on skylights — which is where an adjuster looks first to confirm the storm actually hit your house.

Damage concentrates on the slopes that faced the storm, so it's common for the west and south to be totaled while the east looks fine.

How the claim goes

  1. Inspection. We walk the roof, mark a 10-by-10 test square on each slope, count the hits, and photograph everything including the collateral damage on the gutters and AC fins. If there aren't enough hits to meet a typical adjuster's threshold, we tell you and you don't file. A claim that gets denied still shows on your record.
  2. You file. With your own insurer, on your own phone. We don't file for you, and we don't ask you to sign an assignment of benefits.
  3. Adjuster meeting. We meet the adjuster on the roof if you want us there, so the hits we found get counted. Most claims are approved or denied at this visit.
  4. Scope and check. The insurer's scope lists what they'll pay for. We price the work to that scope, flag anything they missed (ice-and-water membrane, code-required ventilation, a second layer), and submit a supplement if needed.
  5. The roof. Same tear-off, same materials, same permit as any replacement. Most Overland Park claims end up with Class 4 shingles, since the upgrade is small next to the check and earns the insurance discount going forward.
  6. Depreciation released. If you have a replacement-cost policy, the insurer holds back depreciation until the work is done and invoiced. We send the paperwork the day we finish.

Our post on storm damage roof checklist for Overland Park covers what to photograph in the first hour after the storm, and roof inspections after a storm: what's free explains why the free inspection isn't always free.

Storm chasers, and what Kansas law says

After every significant hail event, out-of-state crews work the neighborhoods hardest hit — Deer Creek and Nottingham one year, the south side of Olathe the next — knocking on doors with a business card and a promise. Storm chaser roofing scams in Kansas got bad enough that the state passed the Kansas Roofing Registration Act. Under it:

  • Every roofing contractor must hold a registration certificate from the Kansas Attorney General's office, which requires proof of liability insurance and workers' compensation coverage. You can search the registry on the AG's website in a minute.
  • A roofer may not offer to pay, waive or rebate any part of your insurance deductible. If someone offers a "free roof," they are telling you they'll inflate the invoice to the insurer, which is fraud with your name on the claim.
  • A registered contractor has to show you the registration certificate when you ask. Get the contract in writing regardless — the Act won't help you enforce a handshake.

We carry the certificate and we'll show it before you ask. We don't knock on doors after storms, we don't ask for a deposit before materials are delivered, and we'll be in the same phone book next year. The post on questions to ask a roofing contractor in Overland Park has the full list.

Wind damage and tree strikes

Not every storm claim is hail. Straight-line winds off a summer thunderstorm crease and strip shingles on the windward slope, and the silver maples and cottonwoods in the older neighborhoods drop limbs through decking every year. Both are covered perils on a standard Kansas policy. We tarp first — $300–$700 depending on the size — and the tarp cost is usually reimbursed as emergency mitigation.

If it's just a repair

Small hail on a young roof sometimes means a few bruised shingles and a dented vent cap, not a claim. Hail damage roof repair Overland Park homeowners pay for out of pocket is typically $400–$1,200, and it's often the smarter call when the damage is under your deductible. We'll show you the count and let you decide.

Questions we get asked

How do I know if my roof has hail damage?

From the ground, you mostly can't. Look at the soft metal first — dents in gutters, downspouts, the AC condenser fins, window screens and the mailbox mean the hail was big enough to matter. If those are dented, get the roof walked. Shingle bruises are only visible up close and by touch.

Will filing a hail claim raise my rates in Kansas?

A weather claim is treated differently from a fault claim, but insurers do look at claim history, and a denied claim still counts. That's why we count hits before you file. A documented Class 4 roof after the claim usually earns a premium discount that offsets part of any increase.

What is a percentage deductible?

Many Johnson County policies now carry a separate wind and hail deductible of 1 to 2 percent of the dwelling coverage instead of a flat $1,000. On a home insured for $400,000, that's $4,000–$8,000 you pay before the insurer does. Check your declarations page before you assume the roof is free.

Can you meet my adjuster?

Yes, and we recommend it. Adjusters see a lot of roofs in a short time after a storm; having someone on the roof who marked the test squares means the hits get counted and the code items — ice-and-water, ventilation, drip edge — make it into the scope the first time.
